HVAC Preventative Maintenance You Can DIY

An HVAC system can seem a little overwhelming, especially for first time homeowners. However, the best way to avoid an emergency HVAC repair is to do a little preventative maintenance. In the spring, before the heat of summer hits, and again in the fall, before the temps get too cold, it’s a good idea to take a look at your system and run through a few tasks to make sure it’s working well for the upcoming season. Here are a few things you can do on your own, as well as some tasks an AComfort technician will complete during an inspection.


What Homeowners Can Do

Replace the Filter – The typical recommendation is to change your air filters every 90 days (three months), but you should check them every month to be safe. If you have pets in your home or residents that are particularly allergy prone, you may need to change them more often. If you hold the filter up a light and can’t see through it, then it’s time to replace.

Remove Obstructions – Head outside and check the outdoor central air conditioning system. Be sure it is clear of obstructions for at least two feet around the system. Be sure to clear the space of leaves, pollen, twigs, and grass clippings.

Inspect Insulation – Once a month, check the insulation around the refrigerant lines. If it’s missing or damaged, it will need to be replaced.

Prevent Clogs – Once per year, pour a water and bleach mixture into the condensate drain. This helps prevent the buildup of mold and algae which can lead to clogs.

Open Registers – No matter the time of year, aim to keep at least 80% of your registers open at all times. This helps to avoid choking up the HVAC system.

Clean or Replace Filter – Although this is something you can complete on your own if you wish, we will take care of it for you during your spring and fall inspections as well.

Lubricate All Serviceable Motors – For any motor or bearing that we have access to, we will add some lubrication to make sure it is moving smoothly within the HVAC system so you never have disruption of service.

Check Refrigerant – In the spring, we’ll check the charge. In the fall, we’ll check the pressures. This ensures your home remains cool and comfortable during the summer, and is well protected during the winter.

Other Seasonal Tasks – Some tasks only need to be completed in the spring, such as washing the outside unit coil, checking contactor and capacitors, and checking the electrical connections. Tasks for the fall include cleaning and checking the burner and pilot assembly, a visual inspection of the heat exchangers, checking for gas leaks, and inspecting the combustion air.
